The latest April Residential Construction Report from the U.S. Census Bureau and the Department of Housing and Urban Development reveals a combination of positive and negative trends. While construction permits experienced a slight decline from March, there was some improvement in housing starts.
Construction permits were issued at a seasonally adjusted annual rate of 1.416 million units, representing a 1.5 percent decrease compared to March. Single-family permits, however, saw a 3.1 percent increase to 855,000 units, while multifamily permits fell by 9.7 percent to a rate of 502,000 units.
Although housing starts showed improvement in April, it's important to note that the numbers were revised from the initial report. The rate of starts was downgraded to 1.371 million units, accounting for a 2.2 percent gain to 1.401 million units. Single-family starts also saw a revision, with a 1.6 percent increase to 846,000 units. Multifamily starts jumped by 5.2 percent to 542,000 units.
While the report provides insights into the housing market, it's crucial to understand the context behind the numbers. The mortgage industry and potential homebuyers can use this information to assess market conditions and make informed decisions.
